The legislative landscape for landlords has never been more complex, and it’s continuing to change. Michaels stays ahead of every development so our landlords don’t have to.

The Renters Right Bill

The abolition of Section 21 'no fault' evictions will require a valid legal ground to repossess. All tenancies move to periodic agreements, with new grounds for possession and a new Private Rented Sector Database. We'll guide every managed landlord through the transition.

EPC Requirements

A minimum EPC rating of C is expected for new tenancies, with all tenancies meeting this standard by 2030. We advise on what improvement works your property may need.

Deposit Protection

All deposits must be registered within 30 days, with prescribed information provided to the tenant. Non-compliance can block a valid Section 8 notice.

Right to Rent

Every adult tenant's right to reside in the UK must be checked before a tenancy begins. We carry out fully compliant checks as standard.

Licensing Schemes

Selective and additional licensing is increasingly common across Essex. We advise whether your property needs a licence and support the application.
